In 2024, Houston’s west and southwest submarkets showed outsized residency growth as more households prioritized proximity to jobs and amenities. With multifamily deliveries pacing near 8,300 units in 2024 and strong absorption rates, developers who executed with precision were positioned to outperform.
A development-ready infill parcel near major arterials presented a rare opportunity: a walkable site suitable for dense residential development with immediate access to retail, employment, and freeway infrastructure.

- Site Acquisition & Entitlements: Valterra identified the property through targeted outreach, secured entitlements, and optimized the site plan for unit mix and density.
- Design & Construction Management: Working with top Houston architects and general contractors, Valterra delivered a modern design with high-demand amenities — clubhouse, fitness center, resort pool, coworking spaces, and pet-friendly areas.
- Marketing & Lease-Up: Pre-leasing commenced 90 days prior to completion, building demand and reducing stabilization timelines.
